A non-interest bearing account of funds available to pay fees for services available from the Clerk of the Circuit Court & Comptroller’s office.

• Abstract fees (for real estate)
• Search fees (for reference or lookup)

• State documentary stamps
• Intangible tax (For any Deed or Contract for Deed)

Customer must:

• Have no instances of checks (made payable to Joseph Abruzzo, Clerk of the Circuit Court & Comptroller) returned as Non-Sufficient Funds (NSF) or closed account.
• Ensure adequate funds are in escrow account prior to submitting requests.
• Submit all escrow deposits in the form of cash, credit card, check, or money order, made payable to Joseph Abruzzo, Clerk of the Circuit Court & Comptroller.

• Documents are not rejected due to inadequate funds if funds are available to record the document(s).
• Index and photocopy orders are processed upon request.
• Monthly activity statements are provided for each account that include:
  • Deposits
  • Receipt numbers
  • Fees for each transaction
  • Current escrow balance

You must complete an Escrow Agreement Form and submit it with an escrow deposit to the Recording Department. The amount of the deposit is based on your discretion. All initial escrow deposits must be made by cash, check or money order and must be payable to the Clerk of the Circuit Court & Comptroller & Comptroller. You will be notified of your escrow account number by mail, upon receipt of your deposit.

• The threshold balance is initially determined by the customer (you) and indicated on the escrow agreement.
• Escrow accounts may be replenished with a deposit at any time, by credit card, cash, check or money order. Deposits may be mailed or delivered to the Recording department (at the address above).
• Activity statements are mailed monthly. Statements will include deposits, receipt numbers, fees for each transaction and the current escrow balance.

Recording Documents

• Submit all documents with a Recording Transmittal Form or cover page
• Indicate the escrow account number to be debited.
• Do not write the escrow account numbers on the document(s) to be recorded.

Requesting Index/Photocopies

• Submit a Records Service Transmittal Form or letter of correspondence requesting the services to the Records Service Center by mail or fax.
• Indicate the escrow account number to be debited.
  • Note: This documentation is not required with phone requests.
• Orders must be signed for in person when order is picked up.
